4. APARTMENT AVAILABILITY AND PRICING

Pricing: Quoted rental rates are generally for new leases and may vary based on lease term, move-in date, availability, and other factors.
Accuracy: While we strive to provide accurate information, floor plans are artist renderings and dimensions are approximate.
5. LEASING APPLICATIONS AND RESIDENT PORTAL
The Site may provide access to or links for a third-party resident portal or online application platform (such as Entrata, Yardi, or RealPage).
Applications: Submission of a rental application does not guarantee approval or a lease agreement. Applications are subject to income verification, credit review, criminal background screening, and other qualification criteria.
Resident Portal: Use of any resident portal is subject to the additional terms and conditions of the applicable provider. You are responsible for maintaining the confidentiality of your login credentials.
6. SMS MESSAGING TERMS
By providing your mobile phone number through our website, leasing forms, resident portal, or other communications, you consent to receive text (SMS) messages from The View at Deane Hill related to your inquiry, apartment availability, leasing updates, scheduled tours, application status, resident communications, maintenance updates, community announcements, appointment reminders, and other property-related information.
Providing your phone number and opting into SMS communications is voluntary. Your consent to receive text messages is not a condition of renting an apartment or purchasing any goods or services.
Message and data rates may apply.
Message frequency varies based on your interactions with us and the services you request.
Carriers are not liable for delayed or undelivered messages.
You may opt out of receiving SMS messages at any time by replying STOP to any message. After opting out, you will no longer receive SMS communications from us unless you opt in again.

7. LIMITATION OF LIABILITY
TO THE FULLEST EXTENT PERMITTED BY LAW, THE VIEW AT DEANE HILL, ITS AFFILIATES, EMPLOYEES, AGENTS, LICENSORS, AND SERVICE PROVIDERS SHALL NOT BE LIABLE FOR ANY DAMAGES ARISING OUT OF OR RELATED TO YOUR USE OF, OR INABILITY TO USE, THE SITE OR ITS CONTENT.
8. GOVERNING LAW AND JURISDICTION
These Terms are governed by the laws of the State of Tennessee without regard to conflict of law principles. Any legal action arising out of or relating to these Terms or the Site shall be brought exclusively in the state or federal courts located in Knox County, Tennessee.
